Everybody starts with the cleanup. After that it comes down to how many towns you're going after.

Products and prices

The Cleanup

$2,900 once

Profile rebuilt, listings fixed, review system installed, site problems patched. Thirty days. You get a written baseline and you keep it whether you continue or not.

$2,400 if you start a retainer at the same time.

Three Towns

$1,500 a month

Three towns. A service area page every month, photos weekly, local mentions, reviews coming in, and one page from me on calls and rank by town. Most of my clients are here.

The cleanup comes first.

The Service Area

$2,750 a month

Six towns, twice the pages, and site work included. For two crews and a real territory. More than six towns, or more than one location, we'll talk.

Multi-location starts at $4,000 a month, quoted.

Add a town for $400 a month. First 90 days are committed, since nothing meaningful happens faster than that. Month to month after. You own the site, the copy, the profile, and the review system. If you leave, it all stays with you.

The Cleanup, month one

  • Google Business Profile rebuilt. Categories, services, service areas, description, hours, attributes.
  • Listings fixed across the directories that matter. Duplicates killed, phone numbers reconciled.
  • Review system installed. Text template, QR card for the trucks, one-page foreman doc, automated request flow.
  • Site triage. Load speed, quote form, mobile, tracking number installed.
  • Baseline. Rank grid by town, current call volume, the four competitors beating you and by how much.
  • A written rundown at the end.

Three Towns, every month

  • 3 towns targeted
  • 1 service area page a month, new or rewritten
  • Weekly profile posts, 4 job photos a month
  • 2 local mentions a month
  • Review system managed, monthly nudge to the foremen
  • Rank grid in all 3 towns

At the third added town, the Service Area costs $50 more and includes site work. So take the Service Area.

What you're paying now

You're already spending this.

A shared lead from Angi runs $15 to $85 and goes to four other guys. Seventy-eight percent of homeowners hire whoever calls back first. Win one in six and a booked job costs you north of $500. Three jobs a month is about the same money you'd pay me.

Terms

The parts people ask about second.

How long am I locked in?

90 days, then month to month. Most of the market asks for six to twelve. Nothing meaningful happens in local search faster than 90 days, so committing to less would be selling you something I can't deliver.

Is there a discount for paying up front?

Prepay twelve months and you get one free. That's about 8% off. It's the only discount I give on a retainer.

What happens if I leave?

You keep everything. The site, the copy, the profile, the review system, and the data. That's the whole reason the price holds up against renting leads.

Do prices go up?

There's a 5% escalator at the twelve month mark, written into the agreement so it's never a surprise. If I raise prices for new clients, you stay where you are until renewal.

Can I skip the cleanup?

No. Running a retainer on top of broken listings and an empty profile wastes the first three months and both of us know it by month four.
